

The landlord cannot force the tenant to leave even after the expiry of the period specified in the notice and has to file a lawsuit to proceed with the eviction. Instead, the landlord should use the generic 30 day eviction notice to ask the tenant to correct the violation or vacate the property after the date specified in the notice.
